NOR Private Portfolio is the buyer-side service of NOR Luxury Agency for investors from the Gulf who want exposure to residential property in Bucharest's protected central districts without a local presence.
What we do
Sourcing. We present properties negotiated directly with owners before any public listing: interwar villas and listed houses in Kiseleff, Primăverii, Aviatorilor and Dorobanți, apartments and penthouses in central buildings, and, for institutional mandates, entire buildings and portfolios. Opportunities are shared under a confidentiality agreement.
Representation. We act for the buyer. Our commission is 3% of the price, paid at closing.
Coordination. We work with a partner law firm and a tax adviser for legal due diligence, the notification procedure for historic monuments, incorporation of the Romanian company where required, and the notarial closing. The investor signs by power of attorney where preferred.
After purchase. Property management for absent owners: tenant selection, rent collection, maintenance and reporting; restoration project management for listed houses, with authorised architects.

Can NOR act for an investor who never travels to Romania?
Yes. Selection, due diligence and closing can be handled remotely, with a power of attorney for the notarial deed.
Does NOR sell its own properties to the investors it represents?
No. We present properties held by third-party owners and are paid by the buyer we represent.
What is the minimum mandate?
There is no fixed minimum. Our off-market work is concentrated above one million euro per asset, and on portfolios for institutional buyers.
