Living Near the British School of Bucharest: Neighbourhoods, Rents and Family Homes
Where BSB families actually live, what it costs to rent or buy, and how to choose between Iancu Nicolae, Pipera and Baneasa
Short answer: the British School of Bucharest sits on Erou Iancu Nicolae street in Voluntari, at the heart of Bucharest''s northern residential belt. Most BSB families live within a ten minute drive, in Iancu Nicolae itself, in Pipera, or in Baneasa. Expect monthly rents of roughly 2,400 to 10,000 euro for a detached villa with a garden, and purchase prices of roughly 2,800 to 5,000 euro per square metre for villas, depending on the exact area and specification.
The school in one paragraph
BSB is one of the two largest international schools in Bucharest, teaching the English National Curriculum from Early Years through A Levels, for children aged 2 to 18. Published tuition for 2026/27 ranges from roughly 39,000 to 123,000 lei per year depending on year group, which is approximately 7,800 to 24,700 euro. The school runs door to door transport across Pipera, Voluntari and Districts 1 to 4, which widens the practical catchment, but in our experience families with younger children strongly prefer to live within ten minutes of the gate.
Iancu Nicolae: the default choice
The school''s own street is the most sought after villa area in northern Bucharest. Iancu Nicolae offers new and recently renovated villas, many in gated compounds with shared pools and security, at 3,000 to 5,000 euro per square metre to buy, with a typical family villa budget of 1.2 to 2.4 million euro. Rents for family villas run from about 2,500 to 8,000 euro per month. The daily school run is measured in minutes, sometimes on foot. The trade off: it is the most competitive micro market in the north, and the best houses often change hands off market, before any listing appears.
Pipera: more choice, better value
One step south, Pipera offers the widest selection of newer villas and townhouses in gated communities, at roughly 2,800 to 4,500 euro per square metre. School transport covers the whole area and the drive to BSB is 5 to 15 minutes depending on the compound. Pipera also has the shortest commute to the northern business district, which matters when one parent works at the offices around Aurel Vlaicu or Pipera metro.
Baneasa and Tunari: space and airport access
Baneasa, west of the school, combines forest adjacency with quick access to both BSB and the airport, at roughly 2,500 to 4,000 euro per square metre for villas. Tunari and the northern communes offer the most land for the money and suit families who want large gardens and do not mind a slightly longer drive.
Rent first, buy later
Almost every relocating family we work with rents for the first twelve to twenty four months, then buys once the school is confirmed to work for their children and they know which micro area fits their routine. Both markets move quickly near the school: good rental villas take weeks, not months, to let, and the buying market at this level is substantially off market.
